Adjacent to Square One Shopping Centre’s high-end wing, EXS is downtown Mississauga’s coveted new luxury rental collection. As part of the award-winning Exchange District Community— comprising four distinguished towers—EXS stands at 31 storeys, featuring a curated, refined aesthetic. “Not only does [EXS] house purpose-built rental units, but it’s also going to have a boutique hotel in it,” says Christopher Castellano, vice president of sales and marketing for the developer, Camrost Felcorp. “It’s going to be a very vibrant community.

The Exchange District, consisting of EX1, EX2, EX3, and EXS, has long been one of Camrost’s flagship projects. EX1, EX2, and EX3 have launched, sold out and are under construction, with leasing already underway at EXS. The vision behind the development, which has been in the making for nearly a decade, was to bring an “internationally inspired master-planned community to downtown Mississauga,” explains Castellano. This urban oasis draws inspiration from city centres across the globe, merging convenience with a lively social fabric.

The development’s appeal is amplified by nearby retail shops and restaurants, as well as its proximity to Ontario’s largest shopping centre, Mississauga City Hall, Living Arts Centre, Celebration
Square and Sheridan College. At the heart of the community, a pedestrian piazza anchors the towers, offering a communal area that fosters connection. BDP Architects was entrusted with the
creation of the pedestrian route and all retail spaces, ensuring cohesive flow and interaction across spaces.

Masterfully designed by Arcadis Architects, the residential towers exude sophistication, while all of the interiors are the work of MAED. Collective, whose expertise in space planning, luxury materials and the seamless flow of environments elevates the living experience. EXS comprises 26 boutique hotel rooms and 250 residential units, ranging in size from 550 square feet to more than 1,200 square feet. Each
residence exemplifies urban luxury, boasting premium finishes such as Kohler plumbing fixtures, Miele kitchen appliances, Latch smart-access systems, and exquisite imported Italian cabinetry by Trevisana Kitchens. Sustainability is also central to EXS’s bespoke design, and Castellano says the company kept the building as green as possible. “It’s a geothermal building that utilizes a VRF/ERV system for a more sustainable, energyefficient and cost-efficient way of heating and cooling.”

Culinary enthusiasts will be especially delighted to discover that the base of the building houses the new Japanese Fish Market in addition to the acclaimed restaurant Byblos and a premium grocery retailer. Excellent access to public transit, including the upcoming Hurontario LRT, makes this location particularly attractive to residents who value connectivity.

EXS residents enjoy access to the Exchange Club, which is a lavish 30,000 square feet of amenity space that includes an indoor pool, a fully equipped fitness facility, a yoga room, party and games rooms, a half-court basketball court, and an outdoor terrace. As a unique perk of sharing space with a boutique hotel, residents can opt into professionally managed concierge services, including housekeeping, room service and valet. EXS offers a rare opportunity to experience the pinnacle of urban opulence, blending elevated living, exceptional amenities and amazing convenience.
